Remodeler Q&A: Keith Hess
Congratulations to our great customer, Keith Hess with BK Properties, for being featured in the latest issue of LBM Journal. Thanks for the kind words, Keith!

Q: What sets your company apart?
A: We do not do any custom work for customers. We work only on properties that we own for resale or rental. We buy five to 10 properties per year. Foreclosures and sellers who do not want to wait on the real estate process are the main source of our properties. The less a property costs, the more likely it will be used as a rental. More expensive properties are updated and put back on the market.
Q: Describe your current LBM supplier, and why you buy from them?
A: Marvin's Building Material & Home Centers in Atmore, Ala., is my main supplier. Whether we are working on a small repair or a complete remodel, they have or can get what I need. Marvin's is local and can usually deliver what I need within a couple hours.
The convenience of a local supplier is worth a lot to me. The personnel at the Atmore store are friendly, provide great service and will price-match any competitor. I am a person who appreciates the personal side of doing business, and Marvin's gives me a home-town feel with a staff that knows the customers by name and what job they are working on for the week.
Q: In order of importance, what are the top three things you look for from a supplier?
A: Quality is always the most important followed very closely by price. On-time delivery is also a must or money is lost.
Q: Describe your best vendor and why they are the best.
A: We are in a small town with no big-box stores, so Marvin's meets a great need for those of us who need lumber and hardware. They also offer discounts to their contractors on everything in the store, no matter the size of the purchase.
Q: What products (if any) do you buy installed?
A: None
Q: When was the last time you changed vendors and why?
A: I have been doing most of my purchasing from Marvin's since they opened in our town.
Q: When and why would you accept an appointment from a new supplier/ vendor?
A: I would only accept an appointment if they were opening a new location in our town.
Q: What is the number one problem that keeps you up at night?
A: The economy is the biggest concern in my business. The major correction in the housing market has made it much more difficult to find buyers. New banking regulations and the overall poor economy make a profit much more uncertain. At the same time, the correction has made it easier to find homes at affordable prices for us to buy and update.
Q: What do you see as your biggest opportunity?
A: With the housing market so poor right now, it would seem that it must go back up at some point. That will create an incredible opportunity if one is positioned properly. The challenge is to know who to listen to as far as time frame of a recovery.
Q: What do you wish LBM suppliers understood about your business?
A: The importance of short lead time. Ontime delivery is a must, but the ability to respond and deliver on a short lead time is also critical to ensure we can keep things flowing smoothly. In today's market, a couple of weeks can make a big difference.
Q: Building Green is a growing trend. How does it affect you?
A: Any green features provide a significant added value. I would like to see more enthusiasm for the green building by homebuyers in our area.
